To ensure your stay with us is trouble free from the beginning please read the simple rules and regulations and our terms and conditions that govern your booking and stay with us. We’ve done our best to keep them simple even if they do at times sound a little formal.
They are important and form the basis of your contract with us, so we do ask you to read them carefully before booking; when you submit your booking form you are accepting that you’ve read everything written below.


  1. Deposits

When you make an enquiry about particular dates we will on request hold those dates for a maximum of 48 hours. If we have not received a booking form from you within that time we reserve the right to take other bookings for those dates.

On receipt of your booking form, an email confirmation will be sent to you within 24 hours. In order to finalise your booking you must then forward a deposit within 7 days. Your deposit will be 50% of the total cost of your stay if you’ve booked more than 8 weeks before your arrival date; for later bookings the whole cost of your stay is payable in order to confirm your reservation.

Our preferred payment method is by:-

  • via Transferwise
  • via international or French bank transfer; or
  • by credit card through Paypal

IN EUROS. Any charges incurred for bank transfer or Paypal payments must be met by you. If you use Paypal, a transaction charge and commission will be deducted from the amount we receive; we’ll calculate the charges and add them to your invoice.

Paying in sterling is possible by transfer into our UK bank, this is only on request and not our preferred method.

  1. Paying your balance

The balance of the cost of your holiday may be paid in cash on your arrival.

Alternatively you may pay by the above methods 10 days before your planned arrival


1.Cancellation or curtailment by you

Your deposit is non-refundable in the case of cancellation or curtailment. However, we’ll do our best to re-let your accommodation; if we are successful we will return a proportion of your deposit to you on a goodwill basis, less an administration charge to cover any costs or losses incurred by us.
If you cancel or curtail your booking less than 8 weeks before your arrival date, you’ll be liable for the full payment unless we are able to re-let.
If you cancel part of your booking or cut short your stay after your arrival, you will remain liable for the full payment.

Cancellations must be confirmed to us in writing, by email or conventional mail, and will be acknowledged in writing by us.

  1. Cancellation or curtailment by us

In the very unlikely event that we have to cancel your stay with us (for example, severe illness or other emergency situation beyond our control) we will of course refund your entire deposit. Our liability to you is limited to the amount you have paid us and we can’t be held liable for losses you may incur in respect of plane and/or other travel or alternative accommodation, although we will of course do our best to help you find alternative accommodation.


We very strongly recommend that you take out adequate travel insurance to cover yourself against cancellation or curtailment and other possible losses such as loss of valuables. We cannot be held liable for loss however caused.


The entire house is a strict non-smoking zone; including electronic cigarettes. Guests who do not respect this rule will be asked to leave immediately with no refund given. We also reserve the right to make a ‘recovery charge’ of 150 euros if there is evidence of smoking anywhere indoors.

The use of charcoal barbecues is permitted, but they must stay attended until completely extinguished. It is not permitted in France to light any form of open fire outside.


You may check in from 4.30pm on your arrival day, and depart at any time up to 10.30am on your departure day. Earlier check in may be occasionally possible on request depending on availability (supplement payable for early morning check in), though no guarantees can be given.


We accept dogs by prior agreement and under certain conditions, we only accept 1 dog at any time. Dogs are at no time permitted on furniture or beds, even if throws are used, and may not be left alone in your accommodation while you are out unless caged or crated. They must be in good health and have up to date vaccinations.

Please be aware that whilst our garden is fenced it is not ‘dog proof’ and dogs must be kept on leads at all times in the garden. There are fields of sheep and other livestock nearby; you are legally responsible for keeping your dog under your control at all times. You are also responsible for clearing up any dog mess in the garden.


The charge for a dog is 35 euros per week. Please ensure that on your departure you leave no trace of your dog’s presence behind you and you will be wholly (and financially) responsible for any damage done by your dog in the house or gardens during your stay.


Accommodation at Gite at Bunus is available by reservation only and is for a maximum of 4 persons. Our sofas are not sofa beds and may not be slept on under any circumstances; currently the 2 bedrooms have double beds but the rear bedroom can be made in to a twin bedded room.

The minimum period of reservation is seven nights.

Only persons whose names are specified on the booking form may stay in or use the accommodation. If you wish to entertain friends during your stay this must be by prior arrangement with us; overnight stays are not permitted.

We have ample onsite parking for guests.

We’ll do our best to ensure that all advertised services are available during your stay but sometimes things go against us that are not of our making and as such we will do our very best to rectify these but we cannot be held liable for any interruption or breakdown in services due to circumstances outside our control.

You must look after your accommodation during your stay, keep all furniture, fittings and effects (inside and outside the property) in the same state of repair as at the start of your stay. You must leave your accommodation in the same state in which you found it on your arrival; that doesn’t mean you need to do a deep clean, but it does mean that it needs to be clean and tidy so that we can prepare it to the same high standard for the next guests in the time available. We provide you with cleaning materials for your use during your stay.

Any breakage, spillage, staining or other damage must be notified to us straight away and not left until your departure day.

We don’t require a damage deposit, but if you break the conditions we reserve the right to make an additional cleaning charge and/or make a claim against you for repair or loss as a result of damage caused. Claims will be backed up with photographic evidence and based on actual costs.

The booking contract between us, and any dispute arising out of it, is wholly governed by French consumer and contract law.
